Application Documents

Documents that banks require from foreigners are listed in the tables below and each bank defines its own set of documents in order to investigate the borrower’s creditworthiness. It is important to say that Bulgarian banks either do or do not require that documents issued in another country be legalized before the borrower can use them in Bulgaria.

Credit score report
A numerical value based on the analysis of a credit report that is used by creditors to predict how likely an individual is to repay a new loan.
P60 (for UK citizens)
In the UK, a P60 End of Year Certificate, commonly referred to just "a P60", is a document submitted to taxpayers at the end of a tax year. It reports on the total of taxable income throughout the year, and taxpayers are legally required to keep hold of this document for at least 22 months after the end of the tax year (six years if they are self-employed).
W-2 (for US citizens)
Form W-2 is used in the United States income tax system to report wages paid to employees and the taxes withheld from them. The form is also used to report FICA taxes to the Social Security Administration.

Issued by the borrower’s bank in his/her home country
Bank reference
The information returned as a result of a written request which is sent to the applicant’s bank asking for its opinion regarding the financial standing of the applicant
Accountant certificate
Pay slips
A slip of paper included with borrower’s pay check that records how much money he/she has earned and how much tax or insurance has been taken out
Power of Attorney
Written document authorizing one person to take certain legal actions on behalf of the person giving the power of attorney
Marriage certificate
Employer reference
Signed and sealed by the borrower’s employer

Property documents
Preliminary purchase agreement
A signed document stating the purchaser's agreement to buy and the seller's agreement to sell a specified property under stated terms and conditions.
Property ownership documents.
Provided by the property owner
Property encumbrance certificate
Issued by Bulgarian Registry Agency
Property tax value certificate
Issued by the Bulgarian National Tax Agency
Property market value certificate
Issued by a real-estate appraiser, autho srised by the bank

Some banks require that a foreign borrower gives contact details of a Bulgarian citizen, whom they can call in case a problem occurs during the loan application. Other institutions need a co-borrower, who is responsible for repaying the loan in case the borrower defaults. An application with both a contact person and a co-borrower is also possible.
